COBie Type and Component Properties

In a COBie spreadsheet, asset properties are to be provided on multiple worksheets, the most important ones being the 'Type' and the 'Component' sheets.

On the 'Type' worksheet all product types used in the building are listed with their common property values, e.g. for model number, manufacturer's email, warranty information, replacement cost, nominal sizes, material, etc., most of which are properties of property sets 'Pset_ManufacturerTypeInformation', 'COBie_Warranty' and COBie_ Specification. In OpenBuildings Station Designer, the type property values are defined for DataGroup catalog items using the DataGroup Catalog Editor. The properties that define the type must be set to 'non-editable', because their values must not be overridden or added to instances/occurrences. Typically, you will provide property values for the component type, description, material, color etc., while specifiers, suppliers and contractors values for manufacturer, model number, general warranty information, etc.

On the 'Component' worksheet is a list of every instance/occurrence of each type with instance-specific property values, such as location (space), installation date, etc., most of which are properties of property set 'Pset_ManufacturerOccurence' and 'COBie_Component'. In OpenBuildings Station Designer, the component properties are added when a DataGroup item is placed in the model or at any time afterwards. The type properties are greyed out to prevent their values from being modified for instances. Most property values are provided by specifiers, suppliers and contractors, such as serial and tag numbers, asset identifier and installation date.

Note: When a catalog item is placed, the property values defined in the DataGroup Catalog Editor are copied to each instance of the item; however, it is not apparent which property values were copied from the catalog item and which defined, added or overridden (if allowed) for the instance. Only during IFC export it is determined which is a 'Type' and which is an 'Instance' property.
